Listing inventory in the Fort Myers and Cape Coral Florida real estate markets is down 9.2%. People wonder how inventory could be down when new listings are up. The reason is buyers are scooping up sales faster than sellers put them on the market, so while listings are up, sales are up even more.

Inventory of single family homes is down in SW Florida. Buyers are competing with one another for the best listings. Even though new listing are up, total inventory is down because demand is stronger than supply at this time. Buyers are increasing frustrated trying to land a property, and searching on the national portals doesn't always work as they have outdated and sometimes inaccurate information.
Buyers enjoy searching Fort Myers MLS listings on our website because the data is provided by a top broker and is updated daily. It really should have about all the listings available. Brokers are free to publish data on Internet, so we have them all unless a local broker has opted out of this feature.
